Planning a major home renovation? Here are some common mistakes and how to avoid them.

1. Having unrealistic expectations
   Work with the home that you have. That means not expecting to make changes that are simply not doable with the property, whether it’s adding an extension or creating a new story. Your stress levels will be more manageable if you are able to set your expectations accordingly.
2. Not padding your budget
   It’s very easy to go over-budget when having renovations made. If you plan to destroy walls or floors, you may end up uncovering issues that you were not expecting, especially if you live in an older home.

   A design and building firm will help you develop a more accurate scope of work for a project so that you can come up with a cost-effective budget. They will also keep the chances of budget overruns to a minimum, while at the same time make allowance for unexpected items and other contingencies.

3. Not hiring a designer
   If you want professional-grade results, get a designer, along with a general contractor and an architect. They can provide everything from technical know-how to feedback on color and textile suggestions that will complement the home’s architectural style.
4. Choosing contractors based solely on price

In addition to different pricing terms, companies have varying levels of service and quality, including longer or shorter completion times, as well as different specifications. Whenever you compare companies, include some detailed project specifications and not just a rough estimate.

Although certain remodeling projects shouldn’t take as long in theory, it can be a very different story in practice. Certain materials may not arrive on time and cause delays. You might be unable to make quick decisions, holding up the contractor’s progress. So don’t be in a hurry to finish the project, and have a time allowance for delays.
6. Not making alternative living arrangements
   Living in the home as it’s being renovated can be a headache. If you have the means, it’s generally advisable to live in a hotel or with relatives while the project is in the works. Witnessing renovations firsthand can be stressful and impede your day-to-day activities. Find a place where you can rest and catch up with family on a daily basis.
7. Cutting corners
   You’ll find many alternatives in the market that create the feel of luxury without destroying your bank account. However, there are some items, such as drawer hardware and fixtures, that you simply shouldn’t scrimp on. Before choosing a material, take into consideration which items will get the most use, then think of the nuisance they will cause if they fail. For instance, leaky faucets are not worth the money – they might actually be an investment worth making.
